Selective demolition on Brooklyn, CT farmsteads

Brooklyn demolition is rarely “clear the lot.” It’s one structure off a working farm parcel — the silo but not the barn, the ell but not the house — with everything around it still in use. This guide covers the four structures we take down most in Brooklyn, and how each one comes apart.

I

The dairy barn

The centerpiece problem. Brooklyn was a dairy town for generations, and its barns are big enough that owners rarely want — or need — all of it gone. Selective demolition here usually means separating what fails from what stands: taking down a collapsed wing or a rotted milkhouse addition while the main frame keeps its lines, or removing the whole superstructure while a sound slab stays for equipment parking. The cut line is the craft. We open the structure at a rafter bay, brace what remains, and work the failing section away from the keeper section so the day ends with a weather-tight edge, not a wound.

Salvage is real in these buildings. Hand-hewn beams, barn board, and granite foundation stone all have value, and we stage them clean instead of crushing them into the debris stream.

The silo

The most dramatic hour of farm demolition, and the one where planning does all the work. A concrete stave silo wants to fall as a column and shatter — so when the farmstead gives us room, we clear and verify a drop zone, cut the hinge, and fell it in one controlled motion. When it stands six feet off a barn that’s staying, there is no fall: we dismantle from the top down, ring by ring, off a lift. Either way the footing comes out or gets broken below grade, because a silo base left proud of the field is a mowing hazard for the next thirty years. Heavy footings in Brooklyn’s bouldery till sometimes turn into genuine rock removal work before the hole can close.

The equipment shed

The fastest takedown on the farmstead, and the one most likely to hide a surprise underground. Pole barns come apart in the order they went up — skin, purlins, trusses, poles — and the steel goes straight to recycling. The real work is below and around: confirming the old feed from the house panel is dead before the first sheet moves, checking for a forgotten fuel line or tank from the tractor-fueling years, and pulling poles cleanly so nothing rots off at grade later. Sheds that brush has swallowed get land clearing and stump removal in the same mobilization, so the pad comes back as usable yard instead of a scar.

The farmhouse ell

The most surgical job in this guide. Brooklyn’s older farmhouses grew by addition — kitchen ells, woodshed wings, connected back buildings — and those additions usually fail decades before the main house does. Removing one means cutting a living building: we establish the separation line at the original wall, support the shared framing, take the ell down by hand and machine in sections, then close and weather-in the exposed face so the house is tight the same week. Pre-1978 finishes mean lead-safe work practices as a baseline, and suspect materials get tested before disturbance. The old cellar hole is backfilled in compacted lifts — done right, the lawn never tells.

The paperwork, in the order it happens.

None of the four structures above comes down until this sequence is done. It’s not decoration — the order is the point.

  1. 01 · SurveySuspect materials get identified before anything is disturbed. Connecticut requires a pre-demolition asbestos inspection for commercial, industrial, institutional, and public buildings and residences of five or more units; abatement beyond small thresholds is licensed-contractor work with notification to CT DPH. Farm buildings full of transite and pipe wrap deserve the same discipline whether or not the mandate technically reaches them.
  2. 02 · DisconnectsCBYD (811) marks the public side. Then the private side gets killed in sequence — electrical service confirmed dead, well line valved off or capped, septic tank pumped and handled per NDDH guidance, any fuel tanks emptied and removed. No structure moves while a line into it is live.
  3. 03 · PermitThe demolition permit runs through the Brooklyn building official. Structures near Brooklyn Green get a conversation with the town's land use office first — the historic district covers the town center, and schedule surprises are cheaper to find before the machine mobilizes.
  4. 04 · DisposalDebris leaves sorted under CT DEEP construction-and-demolition rules: metal recycled, clean timber salvaged, the rest to permitted facilities by roll-off. What the ground gets afterward.

A demolition that ends at “the building is gone” is half a job. The barn, the bunker, and the yard hydrant all survive the day.
Where does the debris actually go?
Sorted, then out. Steel roofing and structural metal get recycled, clean timber gets salvaged or set aside for the owner, and true C&D debris leaves in roll-offs to permitted facilities under CT DEEP rules. Brooklyn's own transfer station on Rukstela Road takes resident-scale bulky loads by the pound, but a whole-structure demo moves in containers, not pickup trips.
Can you leave the foundation or slab for reuse?
Often, and on a working farm it's frequently the right call. A sound barn slab becomes equipment parking or the base for a new pole building; a stone foundation can be capped and left as a feature or backfilled clean. We decide footing by footing — what stays gets protected during the demo, what goes gets grubbed out completely so it never surprises a future project.
